Las Vegas and Henderson Nevada has been growing due to the amount of people from other states relocating here due to tax advantages, cost of living, the expanding business climate creating new jobs and our affordable housing.
House hunting locally can be a challenge at times and searching for homes to buy from afar can be much more of a task. My team and I have assisted many out-of-town home buyers relocate to Southern Nevada and I wanted to offer some tips when looking to relocate to the Las Vegas area.
Online Research
Most of the research you will ever need to conduct is available on the internet. While you may know all about your local market, other then knowing general information about Las Vegas as a resort destination, you probably don’t know much about how to find the best areas in Las Vegas and Henderson to move to.
If you are moving here for employment and you already have your position, I suggest starting at Google Maps. Begin at the business location and determine how far you are willing to commute, how you are going to commute and along which corridors.
Then, let’s say out of three neighborhoods, you research schools, crime stats and even use Yelp to look at the quality of the local businesses serving that area. If you don’t have children, it’s still good to know the school rankings for the potential future resale value of your home.
Travel Budget
Unless you are absolutely in love with a specific property I have shown you online, planning a weekend hit-and-run house hunting trip may not be such a good idea. I would actually suggest setting aside 4 or 5 days for such an important decision. Being a local, I can help you find the best accommodations that fit your budget. Once you find the house, especially if it is new construction, you will want to plan for a second trip out and for the close.
Have a good idea of what you are looking for in a house
When you are shopping for a home from afar, it is always a good idea to have a list of the features you want. I would suggest a “top five”. Features you would consider non-negotiable. A pool? A local dog park? Walking trails? Location?
When you can clearly communicate your wants and needs, your agent can help you choose the right location and assist you in making an offer quickly, especially in this market since some houses can contract within days of publication.
The Agent
Next you want to research real estate agents. Not only their online reviews, but how long they have been living in the area. I was born and raised here.
